Can you hold a place before I apply?
We do not hold properties without a completed application, owners approval, and payment of any required fees or deposits. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically, you pay the first month's rent and a security deposit upon lease signing. Last month's rent is normally not required, but ultimately depends on the terms of the lease agreement. -
How old do you have to be to apply?
Applicants must be at least 18 years old to apply for a lease. If applicants are college students or do not have qualifying income, they will need their parents to apply as co-signers. -
Is the deposit refundable?
Yes, the security deposit is refundable, subject to the terms and conditions of the lease agreement and any deductions for damages beyond normal wear and tear. -
Who needs a cosigner?
A cosigner may be required if the applicant does not meet the income or credit requirements specified in the leasing criteria. -
You have a property I want to rent. How do I apply?
We will send you a link to complete the application through our software system. Please ensure to provide employment verification including name of employer & supervisor, most recent pay check stub,, proof of 3 months reserve funds, and any other required financial documents along with the application fees. We also ask for previous landlord contact information. -
How do I pay rent?
Rent payments can be made conveniently through our online portal, where you can set up automatic payments or make one-time payments using a bank account or credit/debit card. -
I want to get a pet. What do I do?
Please check with us regarding our pet policy. If pets are allowed, you may need to pay a pet deposit or fee and comply with any pet-related terms in the lease agreement. -
I want to move out, but my roommate wants to stay. What do I do?
If one tenant wishes to move out while others want to stay, please notify us in writing. We may require the remaining tenants to qualify individually or find a replacement roommate. -
My lease expiration is coming and I want to move out. What do I do?
Please notify us in writing at least 60 days before your lease ends. We will provide you with move-out instructions and schedule a final inspection. -
Who is responsible for paying for repairs & maintenance requests?
The landlord typically covers the cost of repairs and maintenance unless the issue is caused by tenant negligence or misuse, in which case the tenant may be responsible. Please report any maintenance requests promptly through our maintenance portal.
