What services do you offer?

How much does your property management service cost?
Our property management fee consists of two parts: We charge 10% of the monthly rental income for ongoing management services. Secondly, for tenant placement services, we charge 100% of the first month's rent. These fees cover comprehensive management of your property, ensuring you receive professional oversight and effective advertising for tenant placement. -
What should I do if I have a maintenance issue?
If you have a maintenance issue, please open a case in the portal for non-emergencies. For emergencies, please call us immediately. -
Do you sell real estate too?
Yes, we are a brokerage with a dedicated team of agents who handle real estate sales as well. -
How and when do I get my rent checks?
Rental income and any disbursements are electronically transferred using our software upon receipt. While all rent is due on the first of the month, please note that it may take a few days to clear through our third-party payment processor. -
How is rent collection handled?
Rent collection is efficiently managed through our advanced software system. Tenants are provided with various payment options, including online portals and automated bank transfers, ensuring timely and hassle-free transactions. Our software tracks payment histories and automatically sends reminders for overdue rents, helping to maintain consistent cash flow for property owners. Additionally, detailed rent collection reports are available through our owner's portal, providing transparency and accountability in financial management. -
How long of a lease do you sign?
Typically, we sign leases for one year, offering stability for tenants and property owners. However, we also provide the option for two-year leases or shorter terms based on specific needs and agreements. -
How much security deposit do you charge the tenant?
The security deposit amount we charge tenants is equivalent to the first month's rent. Additionally, if requested by the owner, we may also charge a pet deposit. -
How soon can you start managing my property?
We can begin managing your property promptly upon completion of the necessary paperwork and any required inspections. Our goal is to ensure a smooth transition and efficient management of your property as soon as possible. -
What type of properties do you manage?
We manage a variety of property types including single-family homes, condominiums (condos), multi-unit complexes (multiplexes), commercial properties, and other residential and commercial rental units. -
What type of reports do I get and how often?
In our owner's portal, you have access to a variety of real-time reports that provide detailed insights into your property management. These include balance sheets, cash flow statements, profit and loss summaries, rent rolls, general ledger entries, transaction details, bank balances, owner statements, and task tracking (open, completed, and overdue). Additionally, you can view accounts receivable reports. These reports are available to you on-demand, ensuring you have up-to-date information whenever you need it. Upon request, we can provide any of the reports mentioned above, and we also provide year-end reports for tax filings. -
Who holds the tenant security deposit?
We hold the security deposit in a non-interest-bearing account. -
What happens if my tenant doesn't pay rent?
We handle the rent collection and automatically charge 7% late payments according to lease agreements. In cases where necessary, we will initiate eviction procedures in compliance with legal requirements. It's worth noting that we have not encountered such issues with tenants placed by us. However, in instances where tenants were already residing in the property prior to our management, we have managed eviction procedures as needed. -
How often do you inspect the properties you manage?
We perform regular inspections, usually biannually, to evaluate the property's condition, manage maintenance concerns, and verify lease adherence. -
How do you screen tenants?
Tenant screening typically involves background checks, credit history evaluation, income verification, and rental history review to ensure reliable tenants. -
